City Centre & Whalley
Surrey City Centre, around Surrey Central and King George stations and the historic Whalley area, is the city's downtown, with towers, City Hall, the central library and the SFU Surrey campus.
Living in City Centre & Whalley
Surrey City Centre is the city's planned downtown, built up around Surrey Central and King George SkyTrain stations, with the older Whalley neighbourhood to the north. Over the last two decades it has added City Hall, the City Centre Library, Central City and SFU Surrey, and a growing skyline of residential towers.
It is the most transit-oriented part of Surrey. Four Expo Line stations run through the area, so downtown Vancouver, Burnaby and New Westminster are reachable without a car. Surrey Memorial Hospital and its health campus are also here, which makes it a major employment hub.
Some blocks are still transitioning, so buyers often compare individual buildings and streets closely. New towers sit beside older rental buildings and single-family lots that are waiting for redevelopment.

What buyers should know
- Compare buildings carefully: age, builder, rental restrictions and strata finances vary a lot from tower to tower.
- Check for nearby future towers that could block views.
- Pre-sales are common here; review the deposit structure and completion timeline.
- Older single-family lots may be worth more as land than as homes; ask about the area plan.
